What’s included in the monthly community fee?
The Eagle’s Rest fee covers sewer & water, local land taxes, summer & winter road maintenance, rubbish removal, common area maintenance and community management. Unlike many other similar communities, there are no separate fees for sewer & water, saving residents roughly $60 per month.
Why doesn’t Eagle's Rest have a community center and a pool?
When we did the initial design with the design engineer in the mid 1980’s we had two choices: a high density development with small lots & close neighbors which would allow room for a community center, or much larger, spacious lots with privacy, trees and ample room for outbuildings and garages. We ended up with 55 homes on 57 acres, or a density of one home per acre.
How does the Eagle’s Rest fee compare to similar communities?
The Eagle's Rest fee is below the statewide average for similar communities, sometimes by hundreds of dollars per month or more. It’s been our policy to stay below the average for similar communities across the state.
With more than 120 resident-owned communities in New Hampshire, will Eagle's Rest be resident-owned in the future?
It’s always been ownership’s policy that when it comes time to sell the community, we’d encourage and support the residents in pursuing ownership. There is a state program— New Hampshire Resident Owned Communities— that could organize and facilitate this. We stay abreast of this (and other) program’s development, so that when the time comes to sell we’re able to support the Eagle’s Rest owners in whichever path they choose.
How have residents' home values performed over the years?
While past performance is not indicative of future gains, the Eagle's Rest home values have a very impressive record. Residents who purchased their homes in the past for prices in the $30,000 to $40,000 range have recently sold those same homes for prices in excess of $100,000. We are also seeing prices for certain homes exceeding $260,000. Eagle’s Rest has always been a very desirable community and this is reflected in the price every time a home in the community sells.
How important are the community rules?
They're very important! Along with the pride and attention of residents, the community rules make Eagle’s Rest a great place to live and a great investment for homeowners. The rules are not meant to be restrictive, but rather to ensure that each and every home owner's investment in their home is protected. We’ve always had a wait list of buyers wishing to purchase a home in Eagle’s Rest, and we’re certain this will continue into the future.
